Seems Dr DeMarco should have made mention of Women who have XY chromosomes to bring his point home about hormones and abnormal chromosomes. Women with CAIS (complete androgen insensitivity syndrome) have a normal Y chromosome and fully functioning testes. CAIS is an X-linked disorder. The androgen receptor, on the X chromosome, in this condition is either absent or unable to bind androgen or transduce the androgenic signal to target genes. XY women with androgen insensitivity syndrome are phenotypically female, with female external genitalia, a short blind-ending vagina.

I think the case happens more than is publicly known. For I know first hand because I can switch my own sex.
I further have very good reason to believe it can be passed to the next generation.
PS. I admit there is a step in scriptures to keep from being able to do this or to follow my male instincts.
